“There was a great deal of interest in this property with mostly younger families with small children looking to move into Leaside,” said the listing agent. It also attracted the interest of families who are currently in smaller homes in the neighbourhood.
“There were 22 showings within the week, and both Saturday and Sunday public open houses were incredibly busy.” The listing agent said it was listed for $2.495 million and ended up with two offers. It sold for $2.525 million and was on the market for 7 days.”
Buyers were drawn by the 53×133 feet lot size, the curb appeal and the home’s rare centre-hall plan with large principal rooms.
The listing agent said the other agents also loved the house and “found it unique to what we have seen come to market in the neighbourhood.”
The previous owners of the 1938 home had renovated the upstairs, including the master suite, which has a dressing room with a big window and a five-piece, en-suite bathroom with two skylights.
The listing agent said when the current owners bought the house in 2011, they renovated the main floor but kept the original features, such as leaded glass windows, intact. Work included adding new hardwood floors throughout and creating a mudroom with custom cubbies.
One of the best features, the listing agent said, is the oversized living room, which has a fireplace. The home also has “four generous-sized bedrooms surrounding the central staircase and a great mount of natural light.”
The kitchen has Caestarstone counter tops and high-end stainless steel appliances. The range hood is also stainless steel.
The main-floor family room has a bay window that overlooks the professionally finished backyard. Wainscoting, glass doors and crown moulding are featured in the dining room.
An extra bedroom on the 898-square-foot lower level provides a private space for guests. This level also includes a recreation room with a fireplace. Each level has its own thermostat.
The property is unique because of its 53-foot frontage, which is wider than most Leaside lots. It has a private driveway with space to park two cars. There is a one-car built-in garage with an electric car charging station.
