The Action: Late June, King West was fairly devoid of options for house hunters, especially modern ones such as this semi-detached house. Thus, it quickly banked two dozen visitors and triggered a bidding war between four parties, including one who was motivated to end a year-long search.
What They Got: More than five years ago, the Sorbara Development Group built this three-storey structure, but the owners had Croma Design recently remodel the interiors, adding walnut hardwood floors in the open living and dining areas to a SieMatic eat-in kitchen with tile floors, a pantry, an island with reclaimed timber, high-end appliances and sliding doors to a deck on the 25-by-100-foot lot.
The upper levels of the 2,400-square-foot residence contain three bedrooms – all with ensuite bathrooms and two with decks – as well as a third-floor den with a third deck.
The 600-square-foot basement suite features bamboo floors in the living and dining area, kitchen and bedroom with one of five bathrooms.
Parking is situated in an adjacent building by the same developer.
The Agent’s Take: “A lot of the contemporary homes downtown are perhaps 2,000 square feet, whereas this one is larger at almost 3,000 square feet, [including] … a separate lower-level in-law suite, and that’s not something we see all the time,” agent Paul Johnston says.
“This house really appealed to people because it’s stylish, newer and bright, and in a super-accessible neighbourhood.”
Plus, the quality of renovation was easily apparent. “The sellers are very design-conscious and are also big cooks, so they had gone to the trouble of installing their own custom SieMatic kitchen, which is an exquisite kitchen company,” Mr. Johnston says.
